Ffynnon Wen, which means ‘White Springs’ in Welsh (there are several controlled springs that flow around the property), is a former dairy farm owned by the current family since 1974.  The original house is likely to date back to around 1800 and one of the barns has 1850 carved into a beam. The original tiny farmhouse was pulled down long ago, a fig tree now stands in its place and the stone salvaged from the foundations makes up much of the dry stone walling found around the property. The barn conversion was done in stages over 35 years with the last development in 2008 and there is a further traditional barn that has scope for conversion subject to the necessary permissions.

The property is currently vacant and therefore a swift completion can be accommodated.

The property lies about one mile from the village of Capel Isaac close to the popular market town of Llandeilo which offers a good range of day to day shops and amenities. More comprehensive facilities can be found in Carmarthen and there is good access to the M4 motorway at Pont Abraham.

DETACHED BARN CONVERSION

Set adjacent to the farmhouse, the barn conversion offers a large Open Plan Kitchen / Living Room on two levels with a solid fuel Rayburn providing heat and hot water, built-in worksurfaces, 1½ bowl stainless steel sink plus a mezzanine level with spiral staircase. An opening leads through to a Breakfast Area with windows and door overlooking fields, a log burner and adjoining Store Room.

There are Two Bedrooms plus a Shower Room with electric shower, WC, wash hand basin and plumbing for washing machine.

We understand that no official planning permission was sought when this barn was converted, however the vendors propose to offer an indemnity insurance policy if required.

OUTSIDE, OUTBUILDINGS & LAND

The property is set well back from the lane and is approached along a 200m farm track which leads to ample parking and turning areas beside the house and barns. The track continues through the property to a ford crossing a small river and we understand is a right of way used by a neighbouring farmer from time to time.

There are lovely gardens with lawns and fruit trees leading on to a vegetable garden with several raised beds and a polytunnel. Within the rear garden are the remains of the original farmhouse which has now be re- landscaped and there is a fine fig tree standing it its place.

Adjoining the house on a lower level is a Garage c. 17’ x 13’ (about 5.2m x 4m) with electric roller shutter door, and the inverter for the solar panels. It leads to a Covered Work Area c. 14’ x 12’5 (about 4.3m x 3.7m),  a lean to Greenhouse / Potting Shed which adjoins a Traditional Barn which has scope for  conversion subject to the necessary permissions. It provides a Workshop c. 32’2 x 16’5 (about 9.8m x 4.9m), Store c. 16’5 x 12’10  (about 4.9m x 3.9m) plus adjoining pig sty and tool store.

Dutch Barn c. 46’ x 13’6 (about 14.4m x 4.1m) plus loft storage and Adjoining Store c. 15’ x 13’ (about 4.6m x 4m) with Lean To c. 46’8 x 23’5 (about 14.2m x 7m)

Adjoining the converted barn is a Store / Garage c. 17’ x 8’3 (about 5.2m x 2.5m) plus further log stores.

The Land adjoins in three main paddocks of gently sloping south facing pasture with natural water supplies. The larger lower field has been left to wildlife habitat and now has twenty year old natural woodland and two lakes.

    Mr & Mrs B (Yorkshire)

  • We just wanted to pass on our enormous thanks for the hard work you and your company put into selling our property and helping with the purchase of this house. We also want to thank you for your unfailing support, encouragement and cheerfulness through what was, for us, a very stressful time

    Mr & Mrs D (Carmarthenshire)

  • I just wanted to pass on my thanks for all your tremendous work during the sale of our property. It's been a bit of a rollercoaster at times but you did a great job in lining up the buyers for us. From the get-go I've felt we're in good hand with Rural Scene. Estate agents don't always get the best press but I wouldn't hesitate to recommend you to anyone selling their smallholding.

    Mr & Mrs E (Carmarthenshire)

  • I felt I must write to you both to express my gratitude for the work Abi Rhodes has done on the sale of M......... From the initial meeting she has demonstrated expert knowledge in our type of property that had just been lacking from other agents and filled us with confidence. Throughout the marketing and sale she has been thoroughly professional yet friendly in dealing with the 77 viewings we had to undertake to get to the final sale. Some of the people as we have neared the sale have frankly been rude and in some cases unpleasant and Abi has dealt with them all and shielded us from it completely. She has worked tirelessly to get us finally to completion. I would not hesitate in recommending your company to anyone looking to market the properties you work with.
