Land & Buildings

OUTSIDE, OUTBUILDINGS & LAND

There is a private pillared and gated access which leads into a gravelled driveway and continues with lawned garden areas either side, one with wildlife pond and a side, private, patio seating area. The driveway comes up to the rear of the property where there is a large gravelled parking and turning area off which there is the Garage with double doors to front, side window and the Okofen pellet fed Pellematic Boiler. The boiler has a hopper and pellets are fed automatically into the boiler thus negating the need for bags etc. This building has light and power and a very useful Loft/Storage room above with steps up from the ground floor.

To the far side of the house there is a further garden area with raised vegetable beds, a small seating area and a pedestrian gated access back out to the lane at the front. There is then a gateway leading up to the rear home paddock. Within the Home Paddock there is a Mono-Pitch Horse Shelter / Log Store of mainly metal construction, 9‘9 x 9‘9 (about 3m x 3m) int.

The Paddock has a gated access back out onto the country lane, and comprises fairly level pasture land enclosed by a mixture of post and stock fencing, and some attractive estate style fencing. There are posts also in situ which can be wired to provide further division. At the far end of the Home Paddock, there is a small woodland coppice, and woodland strip. We understand a bridleway runs through and out onto the country lane. There is also a further attractive coppice area with a soakaway.

Immediately over the country lane, opposite the residence lies the main body of the land and stables, so the horses can easily be viewed from the house. There is a recessed, gated entrance way leading into the drive which leads to the outbuildings.

There are the following outbuildings, refer to plan for approx. sizes:

Purpose Built Stabling of block construction with Three Loose Boxes inc. a Foaling Box plus a Tack Room with heated bridle cupboard and a Concrete Yard Area to the front, outside water tap, light, power. Immediately opposite this is the Block Built Barn / Workshop with double doors to front, pedestrian door, light and power.

The Land then comprises two main blocks of fairly level and very gently sloping productive pastureland, again enclosed by a mixture of stock fencing and post and wire fencing. There is a mains ‘Jack & Jill’ water trough. The land could be easily divided into smaller paddocks. At the far end is a small immature woodland plantation. There are some lovely views on a clear day, along the valley from the land.  Within the land area there is a purpose built Manege approx. 40m x 20m with post and rail surround and Martin Collins sand and fibre surface. We understand there is a historic agricultural Right of Access which has not been used in many years.

Testimonials

  • Just a quick thank you to you and your company for the help we received from you all. Every conversation with staff members was pleasant and caring. We will definitely recommend Rural Scene to others.

  • I really don’t know how to thank you for the last 2 months of your time you have been priceless and you are amazing at what you do and have helped to change my life πŸ’πŸ’πŸ’πŸ’ Due to how amazing you clearly are we have so much trust and respect for you that we are going to be delighted to place our cottage on the market with Rural Scene once we have moved and we would recommend you without hesitation to anybody needing to sell a rural property x

    Mr & Mrs B (Yorkshire)

  • We just wanted to pass on our enormous thanks for the hard work you and your company put into selling our property and helping with the purchase of this house. We also want to thank you for your unfailing support, encouragement and cheerfulness through what was, for us, a very stressful time

    Mr & Mrs D (Carmarthenshire)

  • I just wanted to pass on my thanks for all your tremendous work during the sale of our property. It's been a bit of a rollercoaster at times but you did a great job in lining up the buyers for us. From the get-go I've felt we're in good hand with Rural Scene. Estate agents don't always get the best press but I wouldn't hesitate to recommend you to anyone selling their smallholding.

    Mr & Mrs E (Carmarthenshire)

  • I felt I must write to you both to express my gratitude for the work Abi Rhodes has done on the sale of M......... From the initial meeting she has demonstrated expert knowledge in our type of property that had just been lacking from other agents and filled us with confidence. Throughout the marketing and sale she has been thoroughly professional yet friendly in dealing with the 77 viewings we had to undertake to get to the final sale. Some of the people as we have neared the sale have frankly been rude and in some cases unpleasant and Abi has dealt with them all and shielded us from it completely. She has worked tirelessly to get us finally to completion. I would not hesitate in recommending your company to anyone looking to market the properties you work with.
